Is Buying a Home Near MIHAN a Good Decision? What Homebuyers Should Evaluate
Many Nagpur buyers looking at south Nagpur hear the same pitch: "close to MIHAN, so prices will rise." MIHAN (the Multi-modal International Cargo Hub and Airport at Nagpur) is a real, large and officially planned project. But a brochure that says "near MIHAN" tells you about distance, not about whether the layout is sanctioned, the project is registered or the building height is allowed.
This guide is for first-time buyers, upgraders and investors weighing homes or plots near MIHAN. You will learn what the official plan covers, what has changed at the airport and on the metro, and the checks that separate a sound purchase from a hopeful one.
Is buying near MIHAN a good decision? The short answer
It can be a reasonable area to evaluate, especially if you work in or near MIHAN or south Nagpur and want a shorter commute. It is not automatically a good decision. The location story is credible; the quality of an individual project, plot or builder still decides the outcome.
In practice, a MIHAN-linked purchase makes sense when four things line up: the project is registered with MahaRERA, the layout or building plan is sanctioned by the right authority, the airport height rules are met, and the price reflects what exists today rather than what is planned. No one can guarantee appreciation or rental income in any location.
What is MIHAN, and what does the official plan cover?
Official fact. MIHAN is a Government of Maharashtra project built around Nagpur's airport. The Maharashtra Airport Development Company (MADC), set up in 2002, is its nodal agency and has been declared the Special Planning Authority for the project. According to MIHAN SEZ's own project page, the project spans about 4,354 hectares: roughly 1,400 hectares for airport expansion, 1,238 hectares for a multi-product Special Economic Zone (SEZ), and 614 hectares reserved for rail and road terminals, residential and commercial complexes, schools, hospitals and related facilities.
